Al Mudhaibi Industrial City is a developing Madayn industrial location in North Al Sharqiyah Governorate. It was inaugurated in 2021, but investors should understand that the city is still in active infrastructure rollout rather than treating it as a fully mature industrial estate.
By the end of 2025, Madayn reported 13 localised projects with cumulative investment above OMR 11 million. For comparison with established and developing locations, see our Oman Industrial Cities guide.
Al Mudhaibi Industrial City: Key Facts

- Location: North Al Sharqiyah Governorate
- Opened: 2021
- Current development master plan: about 9 million m²
- Phase 1: about 1.34 million m²

Current Development Status
Madayn reported in March 2026 that the Phase 1 contractor had begun mobilisation and technical preparations. Phase 1 includes about 14 km of internal roads together with water, electricity, sewage and telecom networks, tanks, fencing and security gates.
This matters for investors: signed projects and allocated land do not mean every part of the city already has completed infrastructure.
Industries and Investment Profile
Projects localised in 2025 included food, plastics, disinfectants, cold storage, metal building fabrication, doors and windows, furniture and electrical/electronic materials. Madayn also highlights mining-related industries, livestock and food processing, renewable energy, logistics and agriculture as strategic opportunities.
A dedicated 100,000 m² logistics area and nine planned ready-built factories are part of the wider development concept.
Rent and Early-Stage Incentives
Madayn currently publishes a two-year rental exemption for industrial plots in Al Mudhaibi, followed by a rent of OMR 0.5 per m² in the third, fourth and fifth years. Investors should confirm what applies after year five and whether service charges or other fees apply.
Who Is Al Mudhaibi Suitable For?
- Food and livestock-processing projects
- Mining-related and construction industries
- Cold storage and logistics
- Light manufacturing
- Early-stage investors willing to enter while infrastructure is still expanding
If immediate mature infrastructure is essential, compare Samail, Nizwa or other established Madayn industrial cities.
Company Setup
For a developing industrial city, the correct sequence is especially important: confirm activity acceptance, plot readiness and infrastructure before committing to the project. See our Company Registration in Oman guide and Business Activity Finder.
