OMAN GOLDEN RESIDENCY • INVESTOR GUIDE
Oman Golden Visa & 10-Year Golden Residency: Requirements, Cost and Routes (2026)
Oman’s Golden Residency is a renewable ten-year residence programme for qualifying investors, entrepreneurs and business owners. Its capital-based routes use a minimum qualifying investment of OMR 200,000, with seven principal investment or economic-contribution paths.
The choice of route connects long-term residence with an actual asset, business or economic contribution. Property, company investment, listed shares, government bonds and bank deposits have different liquidity, return, evidence and maintenance requirements.

What Is Oman Golden Residency?
Golden Residency links a renewable ten-year residence status to a qualifying investment or economic contribution. Eligibility is established through the asset, funded company position, workforce contribution or accepted nomination, supported by records in the applicant’s name or the relevant qualifying structure.
Compare liquidity, investment risk, business purpose, family plans, expected return, exit strategy and the duration of the qualifying position. A property, five-year deposit, share portfolio and operating company are economically different even when they support the same residence period.
Residence, investment and business permissions
Residence provides the immigration status. A business still needs its commercial registration, activity licences and applicable labour or professional permissions. Banking requires its normal onboarding and source-of-funds file. Property, company, tax, securities and AML requirements continue alongside the residence.
Assess investment returns and risk independently of the residence benefit. Before selling, withdrawing or changing a qualifying asset, establish how the residence can continue. Completing the first ten-year term does not automatically convert it to permanent residence or citizenship.
The Seven Golden Residency Routes Compared
Choosing a route
Different routes, different proof
Match the evidence to the asset, business or economic contribution behind the application.
Asset records
- Completed ITC property
Title, completion, project status and accepted value.
- Government Development Bonds
The exact instrument, ownership, value and maturity.
- MSX-listed shares
Market, broker, settlement and bank records.
- Fixed-term deposit
Accepted product, owner, funding and term.
Company records
- Company investment
Ownership, funding and the economic interest acquired.
- Employment contribution
The legal employer, active jobs and payroll evidence.
- Company nomination
Company eligibility, corporate approval and the nominee’s role.
Each route has its own accepted eligibility and maintenance conditions.
| Route | Main threshold or condition | Core evidence |
|---|---|---|
| Completed ITC property | OMR 200,000+ accepted property value | Title, completion, ITC/project status and value |
| Oman company investment | OMR 200,000+ qualifying economic investment | Ownership, funding, company records and source of funds |
| Government Development Bonds | OMR 200,000+; detailed guidance records two or more years remaining | Ownership, value, maturity and custody/settlement |
| MSX-listed shares | OMR 200,000+ accepted investment | MCD, broker, trades and bank records |
| Fixed-term deposit | OMR 200,000+; first fixed term at least five years | Deposit certificate, agreement and funding trail |
| Company employing Omanis | 50 or more qualifying Omani employees | Employer, labour, payroll/WPS and employment records |
| FCIL company nomination | Qualifying company, accepted nominee and applicable capital conditions | Investment licence, capital, nomination and role |
OMR 200,000 is investment capital, not the visa price. The employment and nomination routes have their own company requirements. Public material does not fully explain every application of the general capital threshold to those two routes, so the relevant company-specific condition needs written confirmation before commitment.
Route 1: Golden Residency Through Property
Qualifying completed ITC property can support the ten-year route when the accepted investment reaches OMR 200,000. Programme material includes completed residential, commercial and hospitality units inside the approved framework.

- Value: at least OMR 200,000 accepted for the programme.
- Status: completed or fully constructed property.
- Location: an approved Integrated Tourism Complex.
- Evidence: title or registered ownership in the applicant’s name, project status and accepted value documentation.
- Corporate property: additional company financial records, including a final audited balance sheet where applicable, may be required under the detailed route.
- Applicant: the principal satisfies the Investor Visa minimum age of 21.
Before reserving or buying
Check the exact project and unit, legal ownership route, completion, title and accepted valuation. Review service charges, realistic rental income, resale liquidity and the sale agreement. Eligibility should be evidenced by the actual property file rather than a verbal sales promise.
Oman’s Property Owner Visa and Owner Residence are separate immigration categories, including the 2026 amendments. An off-plan purchase or other property-owner route should not be treated as completed-property Golden Residency. Plan the effect on residence before a later sale or transfer.
Route 2: Investment in an Oman Company
Starting or investing in an Oman-registered company can qualify through an accepted economic investment of at least OMR 200,000. The ownership and payment records should substantiate that investment.
Evidence can include paid capital, bank transfers and company statements, audited accounts, share-purchase contracts, capital-increase records or an accepted valuation. A capital number written in the Commercial Register is different from proof of funding or the economic interest acquired.
Possible investment structures
New company: establish the entity, fund the investment and record the applicant’s ownership. Capital increase: inject capital into an existing company and formally update the records. Share acquisition: purchase an accepted interest supported by transfer and valuation evidence. A holding-company structure also needs a clear ownership chain showing the applicant’s economic interest.
This route fits an investor who genuinely wants an operating business. Budget licences, accounting, tax, UBO records, banking, premises or staffing where needed and annual renewals. Someone primarily seeking residence should compare these continuing business duties with the other asset routes.
Route 3: Oman Government Development Bonds
The bond route uses eligible Oman Government Development Bonds worth at least OMR 200,000. Detailed route guidance records ownership in the applicant’s name and at least two years remaining before maturity at application.
Prepare the exact government instrument, ownership, accepted value and maturity records, together with custody or MCD/bank/broker statements, settlement evidence and the funding trail. Check the maturity condition for the particular bond before purchase.
Treasury Bills, corporate bonds, foreign sovereign debt and sukuk are different instruments. Obtain confirmation of eligibility before using an instrument that is not clearly an accepted Oman Government Development Bond. The maturity and reinvestment plan should also fit the continuing residence requirements.
Route 4: Muscat Stock Exchange Investment
The programme recognises investment in MSX-listed shares or securities, with listed company shares the clearest asset described in the detailed route guidance. The accepted investment should reach at least OMR 200,000 and appear in the applicant’s market records.
The file normally uses an MCD investor account and a licensed broker, supported by portfolio/ownership records, broker statements, trade notes, settlement evidence and bank transfers. Verify the instrument before assuming a fund, sukuk, corporate bond, right, warrant or unlisted security qualifies.
Valuation and market movements
Share values can fall after purchase. Public information does not give one complete valuation method for every application or subsequent market movement. Confirm whether the accepted measure is purchase cost, market value or another valuation point. A portfolio bought for exactly OMR 200,000 can move below that market value, so assess a suitable buffer and ongoing monitoring before committing.
Route 5: Fixed-Term Bank Deposit
The route requires at least OMR 200,000 in an accepted fixed-term deposit with a licensed Omani bank for an initial term of at least five years. Detailed programme guidance describes renewal for another five years.
- Principal: at least OMR 200,000.
- Bank: licensed in Oman, with the exact deposit product accepted for the route.
- First fixed term: at least five years; a normal current or savings balance is a different product.
- Records: account statement, deposit certificate/agreement, amount, owner, opening date, maturity and source of funds.
- Year-five planning: review the stated renewal conditions and residence-maintenance position before the first term matures.
Complete customer onboarding and obtain the deposit terms before transferring the qualifying funds. Prepare identity, tax-residence, source-of-wealth and transaction-profile evidence so the bank file is ready for the intended product.
The return comes from the chosen banking product. Conventional deposits may pay interest; Islamic products can use a different profit structure. Compare the contractual return, withdrawal rules, charges and renewal terms separately from the residence benefit.
Route 6: A Company Employing at Least 50 Omanis
The published employment threshold is at least 50 Omani citizens. This is a headcount test, different from meeting an ordinary Omanisation percentage.
The strongest file shows active employees of the qualifying legal employer, real roles, recorded wages and current government records. Prepare company records, employment contracts, payroll, Wage Protection System evidence and Social Protection Fund records.
Check whether staff in different CRs, subsidiaries or sister companies can be counted before combining headcounts. Maintain a workforce plan: a company exactly at 50 can move below the threshold after one departure.
How the capital threshold applies
Invest Oman’s programme announcement states a general OMR 200,000 capital threshold, while the official portal separately lists the 50-Omani employment path. Public material does not clearly state whether that capital test is additional or treated differently for this route. Obtain the applicable company-specific requirement in writing before relying on employment alone.
Route 7: FCIL Company Nomination
A qualifying Foreign Capital Investment Law company can nominate an accepted partner or key person. The application must support both the company’s eligibility and the nominee’s real relationship to the investment.
Prepare the CR, investment licence and status, ownership, capital records, corporate approval or nomination, nominee’s role and current company compliance. The OMR 200,000 capital statement appears in programme material, but public pages do not fully define the measurement of registered capital, paid-up capital, net assets or other accepted value for every nomination case.
Confirm the accepted capital measure and nominee category before filing. This route is distinct from ordinary employment sponsorship: the company and qualifying role matter, beyond a job title or nomination letter alone.
Golden Residency Benefits
The published programme benefits combine long-term residence, family inclusion and practical immigration privileges, subject to the relevant property and immigration procedures.
- Renewable ten-year residence for the qualifying investor.
- Spouse and children inclusion without stated age or number limits in the programme’s family benefits.
- Additional property outside tourism zones under the applicable ownership conditions.
- Up to three domestic workers through the relevant immigration process.
- Fast-track immigration lanes for holders.
- Extended relative visit-visa options within the programme framework.
- Digital submission and tracking through the official platform.
- Government-service access and investor support described in programme material.
Residence for a Spouse and Children
Approved holders can sponsor a spouse and children under the published Golden Residency family benefits. These state no age or number limits, a broader benefit than the ordinary employment-linked family route.
Gov.om lists OMR 100 for a ten-year Investor’s Joining Visa. Prepare the family applicant’s passport and photograph, the principal’s passport and residence permit, and accepted proof of relationship.
Each family member has a separate file. Marriage, birth and other civil records may require legalisation and translation according to the country of issue and current application instructions. Keep names and dates consistent across passports and civil documents.
How Much Does the Oman Golden Visa Cost?
Separate OMR 200,000 of qualifying investment from the OMR 500 principal ten-year visa fee. The investment is the asset or economic position supporting eligibility; fees pay for the associated transactions and application.
Investment and costs
Separate the qualifying position from the costs
The investment, transaction charges and continuing costs play different roles in the budget.
Qualifying position
The asset or economic investment
The position supporting the selected residence route.
Transaction costs
Application, transfer, registration, document or market charges, according to the route.
Continuing costs
Property charges, company compliance or product costs relevant to the chosen investment.
Keep the qualifying evidence and the itemised cost budget together.
| Cost category | Amount or budgeting treatment |
|---|---|
| Qualifying capital-based investment | From OMR 200,000 |
| Principal ten-year Investor Visa | OMR 500 |
| Ten-year Investor’s Joining Visa | OMR 100 per application |
| Property route | Valuation, registration/title, legal work, service charges, financing and project costs |
| Company route | Formation, licences, accounting, tax, premises, staff and annual compliance |
| MSX shares or government bonds | Brokerage, custody/MCD, settlement, bank transfers and market costs |
| Deposit route | Bank charges, transfer costs and the selected product’s terms |
| Documents and residence formalities | Translation, attestation/Apostille and any medical, insurance, police or identity documents required by the actual file |
Keep a budget for transaction costs in addition to the qualifying investment. Fees should not reduce the accepted asset or deposit below the threshold required by the selected route.
Application Documents
Applicant and family records
Prepare a valid passport, the required current photograph, contact and identity details matching the investment records, a marriage certificate for a spouse and birth or equivalent relationship records for children. Add background, insurance, medical or other documents requested in the actual workflow.
Source of funds and wealth
Bank statements should show the funding path. Support the origin with income, business profits, dividends, asset-sale, inheritance, lawful financing or other relevant evidence. Keep transfers linking the applicant’s source account to the investment destination and additional source-of-wealth records where requested.
Evidence for the selected route
- Property: title, completion, project/ITC status and accepted value.
- Company: CR, constitutional documents, licences, ownership, capital/payment or share-acquisition records.
- Bonds: eligible instrument, ownership, value and maturity records.
- MSX: MCD, broker, settled-share and bank evidence.
- Deposit: agreement and certificate, principal, term and account statement.
- Employment contribution: employee lists, contracts, payroll/WPS and social-protection records.
- Company nomination: investment status, capital, corporate nomination and the nominee’s qualifying relationship.

4. Prepare the funding evidence
Organise bank statements and income, business, asset-sale or other lawful source records before moving the capital.
5. Establish the qualifying investment or condition
Complete the accepted property registration, company funding, securities settlement, deposit, employment evidence or nomination basis.
6. Collect formal proof
Obtain the title, company and capital records, MCD/broker statements, bond evidence, deposit certificate, labour records or nomination documents.

The published minimum age is 21 and the principal ten-year visa fee is OMR 500. Check the applicant data and resulting approval.
11. Complete family-joining applications
Prepare each eligible family member’s identity and relationship file. The published ten-year Investor’s Joining Visa fee is OMR 100 per application.

14. Prepare for renewal
Review the asset or economic condition, supporting records and current renewal rules well before the ten-year status expires.
Maintaining the Qualifying Investment
Keep the accepted investment or economic condition documented throughout the residence. Public information does not set out a complete rule for every possible change, so resolve the treatment of a material transaction before executing it.
Continuing eligibility
Coordinate investment changes with residence
Review the qualifying basis before changing the asset or company position.
Document the position
Current qualifying basis
Keep ownership, accepted value, company or workforce records current.
Assess the transaction
Proposed change
Review a sale, withdrawal, pledge, capital change, role change or staff departure.
Property: retain qualifying ownership and title records. Review continuation or a route change before selling, transferring, refinancing or restructuring.
Company investment: keep the entity legally active and maintain the accepted ownership and investment position. Share sales, capital reductions, liquidation and restructuring can change the basis.
Government bonds and MSX shares: retain ownership and accepted-value evidence. Plan sales, replacement, pledging and maturity with the residence requirement in view.
Fixed deposit: keep the qualifying principal in the accepted product and review renewal before the initial five-year term ends. Detailed guidance describes a further five-year period; obtain the applicable written conditions for the deposit and residence.
Employment route: monitor Omani headcount and employment records. There is no universally published grace period for falling below 50 in the public information, so plan for staff turnover.
Nomination: maintain the qualifying company and nominee relationship. Review role changes, resignation, share transfers, closure and capital changes before they occur.
What Happens After Ten Years?
Golden Residency is renewable, rather than automatically permanent. Renewal depends on the applicable rules and the qualifying position at that time. Keep current evidence that supports the selected route instead of assuming the investment requirement ends with the first residence term.
An investor planning to exit an asset before year ten should establish whether a different qualifying route can replace it before terminating the original basis. Treat the investment-exit plan and residence-renewal plan as connected decisions.
Golden Residency or Ordinary Company-Linked Residence?
Golden Residency suits an investor maintaining a qualifying asset or economic condition for long-term status and programme benefits. Ordinary company-linked residence fits an owner or investor whose main purpose is running an Oman business and uses its own category requirements.
| Point | Golden Residency | Ordinary company-linked residence |
|---|---|---|
| Basis | Qualifying investment or economic contribution | Ownership or an approved role in an active company |
| Term | Ten years, renewable | Shorter renewable term for the approved category |
| Golden investment threshold | OMR 200,000 for capital-based paths | No universal OMR 200,000 Golden threshold |
| Operating business | Not needed for property, deposits, shares or bond paths | The company is the core basis |
| Family | Published Golden programme benefits | The applicable ordinary family category |
| Typical objective | Long-term residence connected to a genuine investment | Residence connected to running a business |
Practical Checks Before Committing Capital
- Separate investment and fees. Budget the OMR 200,000 qualifying position apart from the OMR 500 visa fee and transaction costs.
- Check property eligibility before buying. Verify ITC status, completion, title and accepted value before a non-refundable commitment.
- Prove the company investment. Align declared capital, ownership, funding and financial records.
- Account for share-price movement. Establish the valuation method and monitor the accepted portfolio position.
- Confirm the bank and deposit product. Complete onboarding and written terms before transferring the capital.
- Use an accepted security. Verify the exact bond, share or other instrument instead of generalising from the market name.
- Document the 50-Omani workforce. Verify actual employees and the legal employer before pooling staff across group entities.
- Plan maintenance and renewal. The qualifying basis continues to matter after approval and through future changes.
- Use documented eligibility. A sales description should match the actual investment records and accepted application conditions.
Which Route Fits Your Investment Plan?
A home in Oman: property can fit when the completed eligible unit also meets the buyer’s housing or investment objectives. Evaluate the price, charges and exit independently of the residence label.
Limited operating involvement: an accepted deposit or financial-security path avoids running a company, but puts liquidity, volatility, onboarding and opportunity cost at the centre of the decision.
A genuine business: company investment can align the qualifying capital with commercial operations, alongside accounting, tax, licensing and governance obligations.
An existing large Oman business: a qualifying 50-Omani workforce or FCIL nomination structure may fit more naturally than acquiring an unrelated new asset.
Near-term liquidity: compare the five-year deposit commitment with the exit, maturity and volatility of other assets, including the residence effect of any disposal.
A small operating company: ordinary company-linked residence can be more proportionate when the main purpose is running that business rather than holding a Golden Residency investment.
Frequently Asked Questions About Oman Golden Visa
What are the main requirements?
Qualify through an accepted investment or economic-contribution route, support the asset and funding with records, and meet the Investor Visa minimum age of 21. Capital-based routes use the OMR 200,000 threshold; employment and nomination have company-specific conditions.
How much does it cost?
Capital-based eligibility starts from OMR 200,000 of qualifying investment. The published principal ten-year visa fee is OMR 500. Property, company, banking, brokerage and document costs are additional according to the selected route.
How long is the residence valid?
Golden Residency provides a ten-year term and is renewable under the qualifying conditions and rules applicable at renewal.
Is it permanent residency or citizenship?
It is renewable ten-year residence. Citizenship, an Omani passport and unconditional permanent status are different legal outcomes.
Can property qualify?
Yes. The current route uses qualifying completed property in an approved Integrated Tourism Complex, with accepted investment value of at least OMR 200,000.
Is the property price alone enough?
The accepted value must be supported by the appropriate property type, completion, project status, title and ownership records. Verify the exact unit before committing funds.
Can opening a company qualify?
A qualifying investment in an Oman company can support the route when the accepted economic interest meets the threshold and the funding and ownership are evidenced. A CR or declared capital number alone is different from the completed investment.
Can I use money in a savings account?
The deposit route requires an accepted fixed-term product at a licensed Omani bank, with an initial term of at least five years. A normal current or savings-account balance should not be substituted for that product.
Can MSX shares qualify?
The programme includes MSX-listed investment, with listed company shares the clearest asset in detailed guidance. Prepare MCD, broker, settlement and funding evidence for at least OMR 200,000 of accepted investment and confirm the valuation method.
Can government bonds qualify?
Eligible Oman Government Development Bonds are a recognised path. Detailed guidance records OMR 200,000 and at least two years remaining to maturity; verify the exact instrument and maturity conditions before buying.
Does a business employing 50 Omanis qualify?
The programme lists that employment-contribution route. Support active employment, wages and labour/social-protection records. The application of the general capital statement to this separate route needs company-specific confirmation.
Can a spouse and children obtain residence?
The published programme includes spouse and children without stated age or number limits under its benefits. Each family member needs the required identity, relationship and joining-visa file.
What is the family visa fee?
Gov.om lists OMR 100 for the ten-year Investor’s Joining Visa. Add any required document, medical, identity and other applicable charges separately.
Can a holder work or run a business?
Long-term residence and permission for the actual business or job are separate. Complete the CR, activity licence and any labour or professional permissions applicable to the planned work.
Must the qualifying investment be maintained?
The residence is linked to the accepted investment or economic condition. Resolve the effect of selling, withdrawing, pledging, reducing or replacing it before the transaction. The detailed maintenance requirements differ by route.
What happens after ten years?
Prepare a renewal supported by the relevant qualifying position and the rules then in force. Completion of the first term does not automatically remove investment conditions or create permanent residence.
Where is the official application platform?
The official programme website is omanresidence.gov.om. Its residency platform provides the application, document-management and tracking functions.
