Oman Golden Residency Costs: Planning Guide (2026)
Golden Residency costs should be separated into the qualifying investment, official application charges, family-related charges and external transaction costs. Combining them into one package total can hide the real financial commitment.
This guide explains the categories to verify for the current pathway. It is not an eligibility decision or official fee notice.
Start with the Qualifying Pathway
The selected pathway determines the evidence, holding conditions and external costs. Routes can include qualifying property, an eligible bank deposit, government development bonds or a qualifying business and employment position, subject to the live programme rules.
Four Separate Cost Groups
1. Qualifying Investment
The property value, deposit, bond holding or business commitment is the underlying qualification amount. It should not be described as a visa fee.
2. Government Charges
Application, visa, medical, biometric, resident-card and dependant charges may apply at different stages. Current amounts should be confirmed in the official programme and government systems.
3. Third-Party Transaction Costs
Property transfer, valuation, bank, custody, legalisation, translation, courier, insurance and document costs depend on the chosen route and applicant.
4. Continuing Costs
Renewal, investment maintenance, property charges, banking costs, company compliance and family-document updates may continue after approval.
Family Applications
A spouse or child may require separate identity, relationship, medical, visa and resident-card evidence and charges. Eligibility and document legalisation should be checked for each family member.
Questions to Verify Before Committing Funds
- Is the asset or investment type eligible under the current programme?
- Which valuation or holding evidence is required?
- When must funds be committed and for how long?
- Which government charges apply to the principal applicant?
- Which charges repeat for each dependant?
- What external transaction and document costs apply?
- What happens if the application is delayed or refused?
- What continuing conditions apply after approval?
Property Route
For a property route, verify that the exact development and unit are eligible, the recorded value meets the live requirement, the seller is authorised and the reservation and sale documents address timing, refund and registration risks.
Deposit or Bond Route
For a deposit or bond route, confirm the eligible institution or instrument, required term, ownership evidence, source-of-funds checks, account charges and any restriction on withdrawal or transfer.
Business or Employment Route
A company-based route may involve operating, staffing, tax, labour and record-keeping obligations beyond the residence application itself. Those recurring costs should be modelled separately.
