OMAN VISA AND RESIDENCY ROUTE GUIDE
Oman Visa and Residency: Complete Route Guide
This guide compares the main Oman residency routes for investors, company owners, employees, families and property buyers. It explains what each route is for, the questions that affect eligibility, the documents and dependencies involved, and why residence, permission to work, investment and company ownership must be assessed separately.

Freelance and remote-work routes
Oman does not have a general official freelance or digital-nomad visa. The correct route depends on whether you operate your own business, work for a foreign employer, work for an Oman employer or live in Oman as a dependant.
- If you want to operate independently, read which Oman freelance and self-employment routes actually exist.
- If you remain employed by a company outside Oman, review whether you can work remotely from Oman for a foreign company.
- Residence, company ownership and permission to perform work are separate questions. Each case should be checked before relying on a residence card.
Residency Is a Structure, Not One Visa
An Oman residence plan can depend on a company, qualifying investment, employer, family sponsor or eligible property. Each route creates different requirements, costs, renewal obligations and risks.
The correct decision begins with the purpose of residency. A founder who intends to trade or provide services may need a maintainable company structure. A family seeking long-term stability may prefer a qualifying investment route. An employee depends on an eligible employer, while a spouse or child depends on the validity of the principal resident’s status.
Questions That Shape the Route
- Do you need residency for business, investment, work or family life?
- Will you actively operate a company in Oman?
- How long do you want the residence position to last?
- Will your spouse, children or parents join you?
- Which capital or asset can you maintain?
- Do you need to work, hire staff or open a corporate bank account?
- What happens if the company, job or investment later changes?
Can an employed expat own a company in Oman?
Company share ownership and permission to work for or manage that company are separate issues. An employed expatriate may be able to hold shares, but must review the current residence status, employment contract, work permit, registered manager role and any sponsor or immigration change before carrying out work or receiving employment income from the business. See the company registration guide and obtain case-specific confirmation before changing status.
Main Oman Visa and Residency Routes
The routes below serve different objectives. Approval in one category does not automatically create eligibility in another.
01
Company-Linked Investor Residence
For founders and shareholders who will maintain a genuine company and commercial purpose in Oman.
02
10-Year Golden Residency
For qualifying investors, business owners and families seeking a longer residence horizon.
03
Employment Visa and Residence
For foreign employees sponsored by an eligible Oman employer and approved work-permit position.
04
Family Joining and Dependants
For an eligible resident who wants a spouse or qualifying children to live in Oman.
05
Property-Linked Residence
For owners of qualifying property in an integrated tourism complex or property meeting a separate Golden Residency route.
06
Renewals and Status Changes
For existing residents who need renewal, employer change, family updates, card completion or file correction.

Compare the Main Residency Objectives
| Objective | Route to Review | Main Dependency |
|---|---|---|
| Operate a real business | Company-linked investor residence | Maintainable company, ownership, activities and official company records |
| Hold long-term qualifying investment | 10-year Golden Residency | Approved investment or economic-contribution route and evidence |
| Work for an Oman employer | Employment visa and residence | Employer eligibility, Ministry of Labour permit and correct profession |
| Bring spouse or children | Family joining residence | Valid principal residency, relationship documents and sponsor eligibility |
| Own qualifying property | Property-owner or Golden Residency route | Eligible project, ownership evidence and the conditions of the selected route |
| Continue or change existing status | Renewal, transfer or amendment | Valid underlying company, employment, family or investment position |
The route should be selected around the real objective and maintenance obligations—not only the fastest or lowest initial cost.
BUSINESS-BASED RESIDENCY
Company-Linked Investor Residence in Oman
Company registration can support an investor or shareholder residence route when it is connected to a genuine commercial structure. The company, ownership, activities, authorised management, official registrations and immigration file must work together.
This route is more suitable for a founder who intends to provide services, trade, manufacture, invest, sign contracts, employ staff or build an operating base. It may be a poor choice when the only objective is a residence card and the applicant does not intend to maintain the company’s annual, tax, banking and administrative obligations.
Questions to Review
- Business purpose, structure and ownership
- Mainland or free-zone suitability
- Activity and licence implications
- Number of investor applicants
- Company and residence document plan
- Medical, immigration and resident-card sequence
- Family-residence implications
- Annual maintenance and renewal obligations
LONG-TERM INVESTMENT RESIDENCY
10-Year Oman Golden Residency
Oman’s official Golden Residency programme provides a ten-year residence route for eligible investors, entrepreneurs and business owners. Current official programme material identifies routes through qualifying business investment, property in tourism zones, bonds, listed securities, fixed-term deposits, employment of at least 50 Omani nationals and nomination by an invested company.
The Ministry of Commerce, Industry and Investment Promotion has published a minimum investment requirement of OMR 200,000 for the current programme. The investment is not an application fee, and reaching the threshold does not guarantee approval. Asset eligibility, source of funds, holding conditions, family documents and renewal suitability must be reviewed before funds are committed.
Assessment Points
- Qualifying route and minimum evidence
- Ownership and asset verification
- Source-of-funds readiness
- Investment risk and liquidity
- Family plan and dependent documents
- Application-platform preparation
- Medical and identification steps
- Renewal and exit considerations
EMPLOYER-SPONSORED RESIDENCY
Employment Visa and Employee Residence
A private-sector employment residence begins with the employer’s eligibility and Ministry of Labour position. The job title, company activity, Omanisation status, work permit, Royal Oman Police visa, medical fitness, worker registration, employment contract and resident card must remain consistent.
The employee cannot independently create an ordinary work visa without an eligible sponsoring employer. The employer should review the labour file and occupation before asking the employee to attest documents, complete medical tests or book travel. Applicants should also review the medical fitness rules for Oman visas before relying on a planned start date.
Employment Route Checklist
- Employer-file and Omanisation review
- Job-title and activity alignment
- Work-permit readiness
- Employee-document coordination
- Visa and medical sequence
- Worker data and contract registration
- Resident-card completion
- Renewal, transfer and amendments
DEPENDENT RESIDENCY
Family Joining Visa and Dependant Residence
The current Gov.om joining-relatives service covers a husband, wife and children under 21 who will join an eligible foreign resident, investor or qualifying property owner in Oman. The principal resident’s passport and residence must remain valid, and the relationship must be supported by acceptable documents.
The practical requirements can differ according to the principal resident’s category, occupation, housing, employer involvement, nationality, age of dependants and medical requirements. Marriage and birth documents may need authentication and alignment before submission.
Typical Checks
- Principal resident’s visa category and validity
- Spouse and child eligibility
- Marriage and birth certificates
- Passport validity and identity consistency
- Employer or sponsor documentation
- Housing and financial evidence where requested
- Pre-arrival and post-arrival medical requirements
- Residence-card and renewal sequence
PROPERTY-BASED RESIDENCY
Residence Linked to Qualifying Property
Royal Oman Police currently provides a two-year property-owner residence visa for owners of residential units in integrated tourism complexes. Qualifying property may also support a separate ten-year Golden Residency route. The ownership area, project classification, title or official certificate and the intended immigration category must be checked before purchase.
A marketing statement from a developer should not be treated as a final immigration approval. Off-plan status, title issuance, purchase value, project classification, payment progress and family eligibility can affect the practical route.
Before You Buy
- Confirm foreign-ownership eligibility
- Identify the exact residency category
- Review completed versus off-plan status
- Check title or official project certificate
- Separate property price from visa and transaction costs
- Review spouse and first-degree family options
- Understand holding and renewal conditions
- Assess rental, exit and liquidity risks separately
Visa Renewal, Transfer and Status Changes
Existing residents often need more than a simple expiry-date extension. The underlying company, employment, family or investment position must remain valid.
Renewals
- Investor and shareholder residence renewal
- Employment permit, visa and resident-card renewal
- Family joining visa renewal
- Property-owner residence renewal
- Golden Residency continuation planning
Changes
- Review how to change employer in Oman before the labour and immigration sponsor-change sequence begins
- Profession or employment-data amendments
- New passport or identity updates
- Family additions and status changes
- Company ownership or management changes
Closures and Corrections
- Residence cancellation planning
- Employee transfer or departure sequence
- Expired card or delayed registration review
- Mismatch between permit, visa and identity records
- Case escalation to the correct authority or specialist
Renewal and status-change topics include investor residence, work permits, resident cards, family residence, employer changes and employment-contract records.

Initial Classification
02
Route and Risk Review
Eligibility, dependencies, missing evidence, maintenance obligations and alternative routes are mapped.
03
Cost and Dependency Plan
04
Preparation and Coordination
Documents and application information are prepared and the agreed administrative steps are coordinated.
Processing time begins only after the relevant authority receives a complete eligible application. A published official processing time is not a guarantee of end-to-end completion.
Costs Are Route-Specific
A useful estimate separates capital or property value, government fees, medical and card costs, external professional and third-party costs.
Investment or Asset
Company capital, property price, securities, bonds, deposits or other qualifying assets remain separate from application and transaction costs.
Government Charges
Visa, permit, medical, resident-card, certificate, renewal and other authority fees depend on the approved category.
External Costs and Decisions
No payment or investment should be made on the assumption that approval is guaranteed. Fees and requirements must be confirmed against the live route and current official system.
Frequently Asked Questions
What is the easiest way to obtain residence in Oman?
There is no universally easiest route. The correct route depends on whether the applicant will operate a business, make a qualifying investment, work for an employer, join a family member or own eligible property. The lowest initial cost may create higher long-term obligations.
Can I obtain Oman residence by registering a company?
A qualifying company and investor position may support a residence route, subject to current company and immigration requirements. The company should have a genuine and maintainable commercial purpose rather than exist only as a residence document.
What is the minimum investment for Oman Golden Residency?
The Ministry of Commerce, Industry and Investment Promotion has published a minimum investment requirement of OMR 200,000 for the current ten-year programme. The qualifying evidence and holding conditions depend on the selected route.
Does Golden Residency guarantee citizenship?
No. Golden Residency is a long-term residence programme. It does not automatically provide an Omani passport or citizenship.
Can a foreign employee apply for a work visa without an employer?
An ordinary private-sector work visa requires an eligible sponsoring employer and the applicable Ministry of Labour approval. The employee cannot independently create that employment relationship.
Who can receive a family joining visa?
The current Gov.om service covers a husband, wife and children under 21 joining an eligible foreign resident, investor or qualifying property owner. The sponsor’s residence, relationship evidence and other live requirements must be satisfied.
Does buying any property provide residence?
No. The standard property-owner route applies to qualifying residential units in integrated tourism complexes, while Golden Residency has separate investment conditions. The project status, ownership evidence and official category must support the application. A developer’s marketing statement is not an immigration approval.
Can residence be renewed after the company or job ends?
Residence normally depends on the continued validity of its underlying route. A company closure, employment termination, asset sale or sponsor change may require renewal under a different basis, transfer, cancellation or departure planning.
Are approval and processing time guaranteed?
No. Government review, security checks, medical results, document verification, investment evidence and third-party dependencies can affect the result and timing. Public transaction times should not be treated as guaranteed end-to-end completion periods.
