AIDA Muscat is an active, large off-plan project under construction on the cliffs of the wider Yiti coast. It is not an operating resort community today. It is not failed, cancelled or abandoned, but public delivery dates have moved. DarGlobal’s current information places different releases between 2027 and 2029 and the full master plan in 2034. A buyer should judge the exact unit and contract, not only the AIDA name.

What is AIDA Muscat today?
AIDA is a planned gated residential, golf and hospitality destination on high coastal land near Yiti. OMRAN describes it as a mixed-use project above the Gulf of Oman. DarGlobal presents homes, hotels, a championship golf course, beach areas, wellness, retail, trails, parks and community facilities.
These parts are not all complete. Current DarGlobal pages classify the main residential releases as under development. The company’s results presentation for the year ending 31 December 2025 calls AIDA “under construction”. It schedules Phase I for 2027–2028, Phase II for 2029–2030 and the entire master plan for 2034.
This makes AIDA an emerging community with long construction exposure. Roads, utilities, landscaping, homes and destination facilities may open at different times. A completed building does not mean the golf course, hotel, shops, beach access or wider neighbourhood is also ready.
Location and boundary within the wider Yiti coast
AIDA sits on cliffs and valleys in the wider Yiti coastal development area. OMRAN describes land about 100 metres above the sea. DarGlobal uses about 130 metres for parts of the site. The difference may reflect different points across large and uneven land. It should not be used as a unit-level fact without a survey.
Yiti is not one project. The Sustainable City – Yiti is a separate community with OMRAN, Diamond Developers and SEE Holding. AIDA has a different master plan and DarGlobal partnership. Nearby hotels such as Jumeirah Muscat Bay, Al Bustan Palace and Shangri-La are also separate destinations. Their operation does not prove that AIDA facilities are open or included for owners.
Developer travel times are estimates. The current AIDA page says about 25 minutes to Muscat International Airport, while other project communications have used shorter times to “Downtown Muscat”. Actual travel depends on the chosen gate, destination, traffic and road programme. Test routes to work, school, hospital, supermarket and the airport.
Who does what in AIDA?
Luxury projects often place several well-known names on one brochure. Each name can have a different legal role. Brand strength can support design or marketing, but it does not make every company responsible for construction, title or delivery.

The Marriott page contains a useful legal disclaimer. It says Marriott Residences Aida are not owned, developed or sold by Marriott. Dar Al Arkan Property Development SPC uses the Marriott marks under licence, and Marriott has not confirmed the page’s representations. Buyers should identify the exact contracting company rather than treating a hotel brand as the seller.
Development history and changing completion dates
DarGlobal’s 2026 results presentation says AIDA launched in 2023. It records 1,604 launched units by 31 December 2025. “Launched” does not mean constructed, sold, registered or handed over. It shows the size of the sales programme.
A May 2025 DarGlobal announcement awarded main works for The Great Escape apartments and Phase 1 villas to Al Adrak. It targeted Q4 2026 handover. The current DarGlobal page for The Great Escape now shows an expected completion date of June 2029. This is a material change and should be stated clearly.
Other current pages give different dates because they cover different releases. Coastal Investment Villas are listed for December 2027. Trump Golf and Cliff Villas are listed for December 2028. Trump International Oman is planned to open in December 2028. Marriott Residences are expected in September 2029. These are current developer or brand targets, not completion guarantees.
The master-plan report is wider than any single date. It places Phase I in 2027–2028, Phase II in 2029–2030 and full completion in 2034. The signed sale and purchase agreement controls each buyer’s date, grace period, extension rights and remedies.
Status conclusion: AIDA is active and developing, but delayed or rescheduled in important releases. It is not an established operating community. Do not use an old brochure date in a purchase decision.
What is planned and what is operating?
AIDA is not one apartment block. DarGlobal markets apartments, unbranded and branded villas, hotel residences and hotel-related products. This article does not list inventory or prices because availability changes and the project is better understood as a long master plan.

Project pages sometimes write about golf, beach, hotels, cafés and trails in the present tense. A master-plan amenity list is not an opening notice. Before relying on a facility, ask for a dated site report, completion certificate, operator announcement and the unit’s legal access rights.

Cliff locations need serious engineering review. Ask about slope stability, retaining structures, drainage, rockfall protection, waterproofing, road gradients, emergency access and wind exposure. A sea view does not replace a technical inspection.
Early residents may live beside construction for years. Dust, noise, temporary routes and limited shops can continue after one building opens. Service charges can also be high in branded, gated, landscaped or golf communities. Ask for building charges, master-community charges, brand fees, reserve funds, utilities, management and club membership separately.
Resale liquidity is not guaranteed. A future seller may compete with developer inventory, new phases and payment plans. Branded status does not guarantee rent, occupancy or appreciation. Sale time can also change as the wider community develops. No price, rental yield, capital-growth forecast or investment guarantee is included in this guide.
Foreign ownership and exact-unit title
DarGlobal markets AIDA for international freehold ownership in designated investment areas. Gov.om’s title-transfer service states that foreign nationals may buy within Integrated Tourism Complexes. This supports a foreign-ownership route in principle. It does not prove that every AIDA release, hotel room, apartment or villa transfers the same registered right.
Use the Oman property buying guide before reserving. Obtain the approved project and phase, unit number, land details, project licence, sales permission, seller authority, preliminary registration, payment-account instructions, title route and any mortgage or restriction.
Ask an independent Oman lawyer whether the contract transfers freehold title, another registered property right or a hotel participation interest. Confirm parking, garden, furniture, golf membership, beach access, rental management and branded privileges separately. A brochure, invoice or reservation form is not a title deed.
Property-owner residence and Golden Residency
Two-year property-owner residence
Gov.om publishes a two-year residence service for an owner of a residential unit in an ITC. It requires ownership and project-location evidence and lists other current conditions. A qualifying completed AIDA home may support an application. Buying or paying an instalment does not create automatic or lifetime residence.
Ten-year Golden Residency
Golden Residency through a qualifying property is a separate programme. Current official guidance describes a renewable ten-year route with a minimum qualifying investment of OMR 200,000. The property route focuses on qualifying completed ITC property. The threshold is an investment condition, not a fee and not an approval guarantee.
An off-plan AIDA reservation, contract price or partial payment is not proof of Golden Residency eligibility. Completion, actual accepted value, title, registration and authority approval matter. Compare company-linked residence compared with Golden Residency before choosing a route.
Residence is not permission to work or run a business
Important: AIDA property ownership, a title deed, property-owner residence or Golden Residency does not by itself authorise employment, freelancing, trading, commercial rental operation or company activity in Oman.
An operating founder normally needs a separately registered company with the correct activities and any required labour, immigration, municipal, premises, tourism and sector approvals. Company registration alone does not guarantee a work permit, residence, bank account or operational readiness.
Gov.om shows a separate employer and Ministry of Labour process for a work visa. A person planning to manage rentals, provide services or trade should review Oman company registration and then check every operating licence for the exact activity.
