Thumrait is not yet a mature industrial estate. Madayn’s current city profile gives a total area of 4 million m², while the Phase 1 infrastructure package tendered in September 2026 covers approximately 120,000 m².
The Phase 1 scope includes internal roads, lighting, stormwater channels and culverts, water and sewerage networks, landscaping, plug-and-play industrial units and a facility building. The wider development is intended to prepare the city for industrial investment over subsequent phases.
