SOHAR Freezone Warehouses, Offices and Industrial Land: Investor Guide

Warehouse, office and development land in SOHAR Freezone, Oman

SOHAR Freezone offers several premises models, including industrial land and warehousing. The right choice depends on what the company physically does, how goods move, what utilities are required and whether the project needs a custom-built facility.

This article focuses only on SOHAR premises. For the wider SOHAR investment overview, use the SOHAR Freezone Investor Guide.

2. Industrial land is a project commitment

A land request should be justified by the process, building footprint, storage, setbacks, utilities and expansion plan. A plot is not simply a larger version of an office or warehouse.

  • confirm the activity and project cluster;
  • define the required plot area;
  • estimate power, water, wastewater and telecom demand;
  • map truck, container and project-cargo access;
  • identify environmental and construction approvals;
  • confirm the development timetable and lease/property-right obligations.

3. Warehouse choice should follow the goods

SOHAR’s current site describes its warehouse offering as operating inside a bonded zone and supporting import/export logistics. That does not mean every warehouse can store every product.

Warehouse questionWhy it matters
What goods are stored?Food, pharma, chemicals, batteries and hazardous goods can need special controls.
Ambient, chilled or frozen?Temperature changes facility, power and monitoring requirements.
Loading model?Container, trailer, forklift, dock and yard needs affect unit suitability.
Own warehouse or 3PL?A licensed logistics provider may remove the need for a dedicated unit.
Value-added work?Packing, relabelling, assembly or processing must fit the licence and facility.
Mainland sales?Goods entering mainland Oman need a separate customs route.

4. Current availability must be confirmed live

SOHAR reported strong warehouse demand in 2026 and said leased warehouse area had increased during the first half of the year. That is market evidence, not a promise that a particular unit is available now.

Do not use an old brochure or historical tariff as a current quotation. Confirm the specific unit, term, deposit, utilities, service charges and handover condition directly with SOHAR.

5. Sharing and sublease need approval

SOHAR’s published rules require a valid property-right arrangement and state that leased premises or plots may be used only for approved activities. Sharing or subleasing is subject to prior approval under the applicable SOHAR rules.

6. Utilities can decide the location
