Current Development Status
Al Suwaiq is not yet a mature industrial city. Madayn reported in September 2026 that construction had begun on several investor factories, while basic infrastructure delivery and service connections remained a central development priority.
The city is planned across multiple phases. Madayn’s June 2026 investor briefing described 1,430 multi-use plots, including 1,172 industrial plots and 258 logistics plots.
Industries and Early Projects
Early projects include recycled PET production, industrial-oil refining, polymer modification and bitumen processing. Madayn has also identified food, modern agriculture, petrochemicals, energy technologies, recycling, pharmaceuticals, technology, heavy industry and logistics as target sectors.
Food and Agri-Tech Focus
A distinctive part of Al Suwaiq’s plan is the integration of modern agriculture and food processing, including greenhouse units in the infrastructure programme. That can make the city relevant to investors looking at controlled-environment agriculture, food manufacturing, packaging and related supply chains.
Relationship with Al Suwaiq Port
Al Suwaiq Industrial City should not be described as a free zone or as part of the port. Al Suwaiq Port is a separate maritime facility. The industrial city’s proximity to the port can support selected import, food and logistics flows, but customs and port procedures remain separate.
