Hawana Salalah is an active and established Integrated Tourism Complex in Dhofar, with operating hotels, a marina, an aqua park, restaurants, beaches and completed residential communities. It is also still developing through newer areas such as Amazi. It may suit holiday-home buyers, families who like resort living and people who understand seasonal demand. It may not suit someone who needs Muscat, expects steady rent every month or wants every planned facility to be complete.

What is Hawana Salalah today?

Hawana Salalah is a large coastal tourism and residential destination on the Arabian Sea. OMRAN calls it Oman’s largest tourism destination and describes seven kilometres of beach, 1,100 hotel rooms, freehold property, a marina, an aqua park, restaurants and activities. Its own current site describes it as Oman’s largest and most diversified ITC.

This evidence supports the status active and established. Guests can book accommodation, the aqua park publishes current hours and prices, and the marina and hospitality facilities operate. Existing homes are also used for living and holiday rental. Hawana is therefore not a failed or abandoned plan.

However, the whole master plan is not complete. Amazi is presented as a newer chapter with homes and planned lifestyle facilities. Some older project pages also show master-plan icons for medical, commercial and sports facilities without proving that every item is open. The correct question is not only “Is Hawana active?” It is “What is complete and available around this exact unit?”

Location, Dhofar climate and access

Hawana Salalah is in Dhofar Governorate, east of Salalah city. It is far from Muscat and belongs to a different property, tourism and daily-life market. Most international buyers reach the area through Salalah International Airport, not Muscat International Airport.

Developer pages sometimes publish simple travel times. These are useful only as estimates. Actual time depends on the unit, airport, city destination, traffic, weather and road conditions. A full-time resident should test the route to schools, hospitals, supermarkets, work and government services.

Dhofar’s best-known season is Khareef, when monsoon conditions bring mist, cooler weather and green landscapes. This attracts many regional visitors. The same season also brings humidity and wet conditions. Coastal salt, moisture and periods when a home is empty can affect paint, metal, air-conditioning, furniture and ventilation. Technical inspection and regular maintenance are important.

From Salalah Beach to Hawana Salalah

Older contracts, brochures and online pages may use the name “Salalah Beach”. Muriya announced on 3 May 2017 that the destination formerly called Salalah Beach was renamed Hawana Salalah. The old and new names refer to the same wider destination history, but a buyer must still match the legal project name, phase and developer entity in the current documents.

Hawana is developed by Muriya, the partnership between OMRAN Group and Orascom Development. The same partnership also developed Jebel Sifah near Muscat. A strong partner history is useful background, but it is not a guarantee of unit quality, delivery date, rent, resale value or residence approval.

Hotels, marina, aqua park and daily activity

Hotels and lodge accommodation

Current official booking pages show Fanar Hotel & Residences, Juweira Boutique Hotel, Salalah Rotana Resort, The Club by Fanar and Souly Lodge. Muriya describes three main hotels and lodge accommodation, while Hawana’s destination page describes more than 1,100 rooms across four hotels. The Club by Fanar appears as a Fanar hospitality product rather than a separate residential community.

These operating hotels support tourism, dining and activities. They do not mean that every residential owner receives free hotel access. Pool, beach, restaurant, event, spa and guest benefits may depend on the building, management programme or separate fee.

Marina

The marina is an operating centre for boats, activities, food and retail. Current Muriya information lists wet and dry berths and services for yachts. Older and current sources use different berth totals because they count facilities differently or were published at different stages. This article does not use one fixed capacity. A boat owner should request current berth availability, size limits, fees and rules.

Hawana Aqua Park

Hawana Aqua Park opened in 2018 and is operating. Its current official page publishes daily hours, admission information, slides, pools and family facilities. Opening times and maintenance days can change, so residents and visitors should check the live page. Property ownership does not automatically include unlimited entry.

Restaurants, shops and activities

Dining, water sports, boat trips and hotel events create an active resort setting. The number and opening pattern of outlets can change between seasons. A buyer should visit during Khareef and outside Khareef. This shows whether the chosen building feels busy, quiet, convenient or isolated at different times.

Residential communities are different

Hawana Salalah is not one building. Its official site names established areas such as Hawana Lagoon, Marina Bay, Fanar Views, Forest Island, Laguna Gardens and Signature Villas. They contain different apartments, villas, views and common facilities. Some homes may be held by existing owners and offered on the resale or rental market.

Hawana Lagoon and Marina Bay

Hawana Lagoon focuses on lagoon views and a promenade. Marina Bay is closer to marina activity. A lagoon or marina view can be attractive, but buyers should inspect water management, insects, smell, privacy, event noise and the route from parking to the unit.

Fanar Views and Laguna Gardens

Fanar Views is presented as a waterfront villa community near Fanar Hotel. Laguna Gardens is presented as lagoon-view villa living inside the resort. Its official page contains an old promotional promise of “lifetime family residency”. This phrase should not be used as legal guidance. Current residence depends on Gov.om and Royal Oman Police rules, the exact title and an approved application.

Forest Island and Signature Villas

Forest Island is built around green space, trails and an island pool concept. Signature Villas are larger stand-alone lagoon-front or beachfront homes. Larger homes can create more maintenance work, especially for gardens, pools, roofs, exterior finishes and long empty periods.

Amazi

Amazi is the main newer development promoted by Hawana. Official material divides it into Amazi Beach, Rise, Islands and Cove and shows chalets, villas, canals, gardens and optional private jetties. It also presents planned facilities such as a beach club, wellness centre, clubhouse and water-sports centre.

These planned features must not be described as operating unless there is dated opening evidence. The official page reviewed does not provide reliable unit-level construction completion or contractual handover evidence. An Amazi buyer should therefore treat the exact property as developing or off-plan until documents prove otherwise.

Hawana’s distance from Muscat is not a small detail. It is a southern Oman destination with its own airport and local economy. A person who needs frequent meetings, medical treatment or family access in Muscat must include flights, driving and time in the decision.

Can a foreign buyer own property in Hawana Salalah?

OMRAN and Hawana describe freehold property within this Integrated Tourism Complex. Oman’s official title-transfer service states that foreign nationals may buy in ITCs. This supports foreign ownership in principle, but it is not enough to approve a particular sale.

Use the Oman property ownership guide before reserving. Obtain the exact project and building name, unit number, seller identity, title deed or preliminary registration, cadastral plan, ownership approval and any mortgage or restriction. An independent lawyer should confirm what is transferred and whether parking, garden, berth, furniture or hotel rights are part of the registered title or only a contract licence.

For off-plan property, verify the developer entity, project licence, sales permission, approved payment account, completion date, grace period and registration process. A brochure, agent statement or payment receipt is not a title deed.

Property-owner residence and Golden Residency

Gov.om publishes a two-year property-owner residence service for owners of residential units in Integrated Tourism Complexes. It asks for ownership and project-location evidence and lists other current conditions. A qualifying Hawana unit may support an application, but buying does not create automatic residence.

Old developer pages can contain broad family-residence wording. Use current official guidance and check the applicant, family, property and document position through Oman visa and residency services. Do not rely on a historic brochure.

Ten-year Golden Residency

Golden Residency through property investment is a separate programme. Current official guidance describes a renewable ten-year route with a minimum qualifying investment of OMR 200,000. The property route focuses on qualifying completed ITC units. The threshold is an investment condition, not a fee or approval guarantee.

A 30% payment, reservation or unfinished unit does not by itself prove Golden Residency eligibility. The current accepted investment, amount paid, completion, title and official decision all matter. Written case review is needed before the residence outcome becomes part of the purchase decision.

Residence does not authorise work or commercial rental activity

Important: Owning or living in Hawana, holding a title deed, property-owner residence or Golden Residency does not by itself authorise employment, freelancing, providing services, operating short-term rentals or another commercial activity.

A founder or operator normally needs a separately registered company with the correct activities and any required tourism, municipal, premises, labour, immigration and sector approvals. Company registration alone does not guarantee operational readiness, work permission, residence approval or a bank account.

Gov.om’s work-visa service shows a separate employer and Ministry of Labour process. A person planning active rental management or another business should review company registration in Oman and the relevant operating licences. Passive ownership, a lease through an authorised manager and personally operating a hospitality business are not the same activity.

Costs, rental seasonality and resale

This article does not publish fixed prices, service charges or rental yields. Developer prices and payment offers change. Online rental rates show asking prices for particular dates, not annual income. A useful calculation starts with the exact home and full ownership cost.

Resale demand is more specialised than in Muscat. A future buyer may compare an existing home with new developer stock and long payment plans. Title, condition, management quality, service charges, view and ease of inspection affect sale time. No appreciation or resale date is guaranteed.
